Mobile & Manufactured Home Water Heater Repair in Apache Junction

Most of the city’s housing stock is mobile, manufactured, or RV. The heater, the closet, and the permit rule are not the same as a site-built garage.

An Arizona State University Project Cities report in 2023 says mobile housing represents 63% of Apache Junction’s housing stock, across about 125 parks. Mobile home water heater repair here means a listed appliance, often behind an exterior door. Call (480) 555-0199. The city permit exemption for like-for-like swaps includes manufactured homes and park models when the conditions are met.

Are mobile home water heaters different?

HUD’s manufactured-home standard, 24 CFR 3280.707, requires appliances to be listed or certified, and it requires fuel-burning appliances to be vented to the outside. In practice that often means a sealed-combustion gas heater that pulls air from outdoors, with water connections on the side or the front so the unit fits a shallow closet. Electric models still have to fit the amperage and the door. Many of these homes use 30- or 40-gallon tanks. Measure the closet before anyone orders a tank.

Where is the water heater in a mobile home?

Walk the outside walls for a small access door with a louver or a solid panel. If it is not outside, check the utility closet, a bedroom closet, or the cabinet next to the kitchen. Knowing which one you have saves the plumber from guessing, and it tells you how fast a leak will hit the floor.

Common problems

  • A closet leak that swells the floor before anyone sees a puddle in a hallway.
  • An exterior door that lets dust and monsoon rain at the cabinet, and a vent terminal that gets blocked.
  • Electric elements and thermostats, the same parts as a site-built house, in a tighter space.
  • A pilot or thermocouple inside a sealed-combustion gas unit. Do not remove the burner door if you are not set up for that heater.

If water is already out, use the shutoff steps on the leak repair page.

Replacing a mobile home water heater

Use a manufactured-home-approved unit where the home and the listing require one. Apache Junction’s work-exempt commentary says a like-for-like gas replacement can be exempt in manufactured homes when the rating is equal or lower and venting and combustion air meet current code. The electric exemption covers equal or lower amperage where bonding and a disconnect are already present, and it names manufactured homes and park models when the appliance serves one dwelling. Changing fuel, type, or location is on the fee table instead. The wording, with links, is in the permit guide.

Can a mobile home have a tankless water heater?

Some owners want endless hot water in a park model. It can be possible when the tankless unit is listed for a manufactured home and the gas line, vent, and structure allow it. A tankless conversion is not automatically approved. The plumber and, if a permit is required, the building official are the ones who sign off.

Parks and HOAs

City code is not the only rule. Many of the roughly 125 parks have their own requirements about which contractors may enter, where the access door is, and whether the management office wants notice. Ask the park before the plumber arrives. Rules differ from park to park.

Costs

There is no separate Apache Junction price list just for mobile-home heaters. Part repairs often fall in the same national bands as other tanks. The unit itself can cost more or less than a residential tank depending on the listing. The plumber quotes after seeing the door, the vent, and the model. National context is on the cost guide. Questions people ask

Call (480) 555-0199
Are mobile home water heaters different from regular water heaters?

Yes. Manufactured-home appliances must be listed for that use. HUD’s 24 CFR 3280.707 requires fuel-burning appliances to be vented to the outside. Many mobile-home gas heaters are sealed-combustion units with side or front water connections, sized to fit a closet or an exterior door. A standard residential tank from a home store may not be the legal or physical fit.

Can I put a regular water heater in a mobile home?

Only if that model is listed for a manufactured home and the venting, doors, and connections match. A residential tank that is not approved for the home can fail inspection where a permit applies, and it can be the wrong shape for the compartment. Ask the plumber for a manufactured-home-approved unit when the home requires one.

What size water heater is in a mobile home?

Many mobile homes were built with a 30- or 40-gallon tank. That is common, not a rule. The data plate and the closet opening decide what fits. Do not order a taller 50-gallon residential tank until someone measures the compartment.

Where is the water heater located in a mobile home?

Look for an exterior access door on the side of the home, a utility or bedroom closet, or occasionally a cabinet. In Apache Junction parks the exterior door is common because the heater was installed to be reached without walking through the house.

Can a mobile home have a tankless water heater?

It is possible in some homes and not in others. The unit has to be listed for a manufactured home, and the venting, gas supply, and structure have to accept it. Confirm with the plumber and the home’s listing before you buy one.

Do I need a permit to replace a mobile home water heater in Apache Junction?

Inside city limits, the like-for-like exemption in city code section 7-1-6(B) explicitly includes manufactured homes and park models when the gas or electric conditions are met. A fuel change, a tank-to-tankless change, or a move still needs a permit. Confirm with Building Safety. Parks may also have their own contractor and access rules on top of the city code.

Why is my mobile home water heater leaking from the bottom?

A leak from the tank bottom usually means the tank has failed and must be replaced with a listed unit. In a closet or behind an exterior door, that water goes into the floor deck. Shut the cold inlet and the power or gas, and call before the deck swells.
